1. Acceptance of terms
By accessing this website, submitting a form, requesting an inspection, or accepting an estimate from MLB Roofing, you agree to these Terms & Conditions and to our Privacy Policy. If you do not agree, please do not use this website or request our services.
These Terms do not replace your signed roofing contract. Where a signed contract and these Terms conflict, the signed contract controls for that project.
2. Roofing services
MLB Roofing provides residential and commercial roof inspection, repair, replacement, storm damage restoration, emergency tarping, gutter work, ventilation improvements, and related exterior services throughout Central North Carolina. Availability of any particular service depends on location, property condition, season, and crew scheduling.
Nothing on this website constitutes a binding offer to perform work. A project begins only when a written proposal is signed by both you and MLB Roofing.
3. Estimates and proposals
Estimates are based on what can be seen and measured at the time of inspection. Roofing systems conceal their substrate, so conditions beneath the existing shingles cannot be fully known until tear-off begins.
The price in your estimate may change if any of the following is discovered or requested:
- Rotten, delaminated, or otherwise unsound roof decking.
- Structural damage to rafters, trusses, or framing.
- Water damage to decking, fascia, soffit, or interior finishes.
- Mold or microbial growth requiring remediation.
- Code-required upgrades, including ventilation, ice-and-water barrier, drip edge, or fastening patterns mandated by current North Carolina building code.
- Customer-requested changes to materials, colors, scope, or schedule.
4. Approval of additional work
You will be informed of any additional condition as soon as it is found, generally with photographs. No additional work is performed and no additional charge is incurred until you approve it in writing through a signed change order or documented written authorization. Emergency measures needed to keep the structure weather-tight may be taken immediately to prevent further damage, and will be documented and communicated to you promptly.
5. Insurance claims
MLB Roofing may assist customers during the insurance claim process by documenting damage, meeting with your adjuster, and preparing supporting estimates and supplements.
Insurance approval is solely determined by your insurance carrier. MLB Roofing cannot guarantee that a claim will be approved, cannot guarantee the amount a carrier will pay, and does not adjust claims, interpret your policy, or act as your public adjuster or legal representative. You remain responsible for your deductible and for any amount your carrier declines to cover.
6. Financing
Where financing is offered, it is provided by independent third-party lenders. Approval is determined solely by the financing provider. Terms, rates, fees, and approval decisions vary by lender and by applicant, and MLB Roofing is not the lender and does not make credit decisions. See our Financing Disclosure for full detail.
7. Scheduling and delays
Roofing is weather-dependent, outdoor work. We schedule as tightly as safety allows and communicate changes as early as we can. Projects and appointments may be delayed by:
- Severe weather, including rain, wind, lightning, extreme heat, or freezing conditions.
- Material availability and manufacturer backorders.
- Safety concerns on or around the property.
- Labor availability.
- Natural disasters and regional storm events.
- Supply chain delays affecting shingles, underlayment, metal, or accessories.
8. Payment
Payment terms — including deposits, draw schedules, insurance proceeds handling, final balance, and accepted payment methods — are governed by your signed roofing contract. Past-due balances may accrue interest and collection costs as specified in that contract. MLB Roofing retains all rights available under North Carolina lien law.
9. Customer responsibilities
To keep your project safe and on schedule, you agree to:
- Provide safe, unobstructed access to the property, roof, and attic as needed.
- Move vehicles out of the driveway and away from the work area.
- Secure pets indoors and away from crews, ladders, and debris.
- Remove or protect valuables, including items hanging on walls and stored in the attic, since roofing generates vibration.
- Provide access to exterior electrical outlets when needed.
- Provide access to an exterior water spigot when needed.
- Disclose known leaks, prior repairs, structural issues, solar equipment, satellite mounts, and any unpermitted work.
10. Limitation of liability
MLB Roofing performs its work to professional standards and stands behind its workmanship. However, to the fullest extent permitted by North Carolina law, MLB Roofing is not responsible for:
- Hidden structural defects that were not reasonably discoverable at inspection.
- Existing water intrusion and its consequences.
- Concealed damage behind finished surfaces or beneath existing roofing materials.
- Interior damage caused by pre-existing leaks.
- Acts of God.
- Weather events, including hail, hurricane, tornado, and wind exceeding the rated capacity of installed materials.
- Manufacturer defects in materials, which are governed by the manufacturer's warranty.
- Customer neglect and improper homeowner maintenance.
- Damage caused by other trades, prior contractors, or unauthorized repairs.
- Incidental, indirect, or consequential damages, including loss of use or loss of income.

13. Dispute resolution and governing law
These Terms are governed by the laws of the State of North Carolina, without regard to conflict-of-law principles. Before initiating formal proceedings, you agree to contact us in writing and give us a reasonable opportunity to resolve the issue. Venue for any dispute lies in the state courts of Orange County, North Carolina, unless your signed contract specifies otherwise.
14. Modifications
MLB Roofing reserves the right to update these Terms at any time. Revisions take effect when posted, and the effective date at the top of this page will be updated. Continued use of this website after a change constitutes acceptance of the revised Terms.
